Kolter's second Pinellas bet after Art House — and the largest beachfront development to hit St. Pete Beach in a decade. 133 units on 4.5 acres, unanimously approved October 2025, with marina, retail, and public dock components. Kolter paid $9.85M for a site previously entitled for 243 apartments and converted it to for-sale condos — a capital allocation decision that tells you exactly where the developer sees higher returns. Pricing not yet released. This is the next major supply event.
